We are working with a unique resort community development company that is securing a private island in The Philippines. They will be raising funds for this island via a private placement. Please note that because of the investment structure, full information is only available to those investors that can self-certify themselves as 'sophisticated investors' or 'high net worth individuals' (see below for details).
The basic terms of the placement are:
· US $100,000 investment (approx £50,000) · luxury 'eco chic' villa in a minimum of a fifth of an acre of land · environmentally friendly, low density development · risk-reducing share in the company · in 4 years, US $142,000 will be returned to you plus you get to keep your island beach villa · no tax at source · low annual fees · rent or sell your villa (rental income estimated to start at US$10,000 per year; re- sale price estimated at US $150,000 to $250, 000)
As we are bound by financial regulations, we can only give access to full details once we have received a completed self-certification form from you, which you can download from our web site or request from us (details below). For the sake of clarity, the requirements that you would need to fulfil are detailed at the end of this email (as defined by the FSA).

Definitions A 'sophisticated investor' is anyone for which any one of the following applies: · A member of a network or syndicate of business angels and have been so for at least the last six months; · Have made more than one investment in an unlisted company in the previous two years; · Is working, or have worked in last two years, in a professional capacity in the private equity sector, or in the provision of finance for small and medium enterprises; · Is currently, or have been in the last two years, a director of a company with an annual turnover of at least £1million. A 'high net worth individual' is anyone for which any one of the following applies: · Have had during the previous financial year, an annual income to the value of £100,000 or more; or · Have held, during the previous financial year, net assets to the value of £250,000 or more. Net assets for these purposes do not include - · the property which is my primary residence or any loan secured on that residence; · any rights under a qualifying contract of insurance within the meaning of the Financial Services and Markets Act 2000 (Regulated Activities) Order 2001; or · any benefits (in the form of pensions or otherwise) which are payable on the termination of your service or on your death or retirement and to which you are (or your dependants are), or may be, entitled.
A 'high net worth individual' is anyone for which any one of the following applies: · Have had during the previous financial year, an annual income to the value of £100,000 or more; or · Have held, during the previous financial year, net assets to the value of £250,000 or more.
