Hi James. I have invested in Doncaster about 14 months ago(About 2 mile out of the centre and about 4 mile from the Robin Hood airport). A good long term investment but not sure about the short term gains. The rentals you've been quoted seem quite high.I am letting at £475 on a 2 bed flat(A large new build flat, en-suite in the master bedroom etc) and its worth in the region of £125k- £130k.The developement is due to complete all phases this Jun-July so once the usual buying, selling and letting by investors finishes.I'm hoping the rentals and value will pick up. I bought it for the predicted growth and the re-generation that is planned and that is going on at the moment. Doncaster is definetly an up and coming town and not that this is much use when making your mind up on this investment but it is a cracking night on the piss(LOL)

Regards Damian

I have properties in Doncaster 17 houses to be exact. Mixture of terraced and new builds. Where did you buy damian, if through Challenor I presume college gardens in bessacarr?

James, you will not get anywhre near £550 in Doncaster for a 1 bed, you will be lucky if you get £450. Your not looking at the Urban Investor site are you on Balby Road?

college gardens is a nice site in a nice wealthy area of doncaster, alot going on there, only a few miles from the airport and maybe 1-2 miles from the town centre. Not many investors on the development, maybe 10-12 apartments and couple of the 3 storey town houses. Rents not great in the apartments but they will grow in time. Sit tight for a couple of years and you will do ok. Overall its a nice little number that will rent reasonably quickly. Maybe remortgage back to MEX when your 2 year tie in comes to an end.

So James, if you hate property clubs why are you starting one up yourself, especially when your experience amounts to a portfolio of about 3 properties, if that.

Don't thinhk your advice would amount to very much, and this shows as you frequently change your opinion over nearly every issue!!!
