Is anyone interested in joining forces to form a development syndicate? The idea would be to purchase a plot of land which already has planning permission, and then to employ a professional architect to manage the development. If we could commit around £100k - £150k between us, that would be enough to support the mortgage on a plot of land of about 0.25 acres (in a good location) and a build of £300k - £350k (supported by a development loan). Dependent on location, the resultant properties could sell for £600k - £800k, with the profits being shared pro-rata. The syndicate would be a properly formed, legal partnership. Several people have expressed an interest in this idea, and we are discussing ideas offline. In essence, we are exploring ways of setting this up in a way that (a) protects our individual interests - after all, we are a group of strangers, and (b) creates a structure that can operate effectively for the good of all investors. It is not the first time such a venture has been started, and there are ways of achieving both aims within a legal framework. We are going to set up a meeting of interested people in mid April, probably in the Birmingham area (somewhere central and near a motorway, allowing people from a distance to attend). We've set an initial meeting for the proposed syndicate - it will be held during the evening of Monday 23rd April near Birmingham. If anyone would like to know further details, please contact me. The meeting will be to explore ideas and to start to build up trust. It's far too early to start talking about commitment - it will take a while before we can be confident that we can work together, but this will be the first step.
