The new regulations regarding tenant deposits will be coming into effect next month and there is alot of uncertainty surrounding this issue. There seems to be a couple of roads to take if you will be taking a deposit from a tenant, but I have come across a system which is free for the landlord. Check the website out - http://www.iguarantee.co.uk/, the full information is yet to be published, but the idea makes much more sense than any of the others.

Just had a very quick look at their website.What makes this the "official" website.Is it from HMG,is supported by any other official bodies? Will go and read it properly now.

This looks a really good alternative, so presumably all I need do is point my tenant in the direction of the Tenant Guarantee Scheme website (www.iguarantee.co.uk) and get them to sign up to the Scheme??

Hi Calum

Yep, just email them for details and essentially point your tenants in that direction. Good tenants stay in the scheme and bad tenants are removed. There is nothing else the landlord has to woory about.

i thought the same.... ill try to dig up the other post i noticed this on (it was even more blatant!).

by the way, hi again all. i haven't been on for a while. been busy setting up a new biz that has drained my time. hopefully it will all be worth it in the end.
