a few vital parts of information missing.

Time scale for exchange of contracts? How much cash is required on exchange? Will the developer accept exchange bonds? Are you exchanging before a mortgage offer? If you have an offer, will it expire before completion? If it does, will the lender re inspect or issue a re type?

Service Charges? Ground rent? management company? developer?
