I made a not so good investment when I think I paid a developer full wack for a two bedroom, two bathroom apartment which I am now struggling to sell at a get my money back price, even though two years have passed. I really would like the capital back on this property. In a moment of inspiration I suudenly realised it is perfectly feasable to convert this apartment into a studio and a one bedroom apartment. I believe the smaller units would sell easily. Does anyone know where I start ? I presume I need planning permission ? Do I draw up the plans first ? Is there a web site which explains the steps and procedures involved ? p.s The apartment is up for sale just below stamp duty threshold at £249950. I reckon the two smaller units would sell at a minimum of £155000. Worth doing ?
