Commercial Property - Splitting title deeds for house/flat conversion

Hi, Can anyone advise me a little on the legal side of splitting a house into two flats? I have planning permission but am wondering how easy it will be to sell one of them (thus paying off a load of the mortgage) so I can live in the other. Also, if there's a communal porch (big enough for about 6 bikes and two front doors) does this mean I can keep it as one property for council tax purposes? Thanks for any advice. Ben

I did this about 20 years ago to a property I split into 4 flats, I then lived in the ground floor one and sold the rest.

You need to form a management company for the whole bulding, and lodge the properties freehold interest in it, I then created 4 lease's from the company for each of the flats, I was then able to raise a Mortgage on my newly created lease for my flat. the other 3 lease's were then sold on, the purchasers and myself then became quarter sharholders and directors,in the company.

You will need a solicitor, and you will have individual, council tax bills, you cant have your cake and eat im afraid, hope that makes sense.
