I signed a 3 bedroom 2 reception house on a company let agreement with an education institution which I understand the property will be used to house their foreign students. In such a case, does the landlord need to apply for HMO licence? even though the agreement is with the company and not directly with the tenants.

Any advise is welcome. Thanks

Check with the local council. It is propably an HMO but a none-licencable one. That does not mean that the council won't come and check it!

I agree with Rupert,it is a HMO,but not licencable.However,as already stated the council may still visit..............
