I signed a 3 bedroom 2 reception house on a company let agreement with an education institution which I understand the property will be used to house their foreign students. In such a case, does the landlord need to apply for HMO licence? even though the agreement is with the company and directely with the tenants.

Any advise is welcome. Thanks
