I have just been through the lengthy proceedure of evicting tenants and a very steep learning curve. What I need advice on now is how to go about obtaining the rent arrears? I know that I can get an Attachment of Earnings, but not sure how quickly this can be done.

Hi Lynn, Sorry to read about your problem tenants.Where in the country are you?If you are on the South coast/South East of the country,have look at the Southern Private Landlords Association website.They will give you free access to a lawyer who specialises in such matters.Failing that,try Landlord Action.They specialise in this area. You can either get an attachment of earnings form from the courts website, or a form for a bailliff to attempt to obtain goods from the defendant to the value of the judgement or employ a debt collection agency on a no win no fee basis. |

Yes have requested forms for Small Claims process. Hope to obtain a CCJ, as I don't expect the ex-tenants to defend or respond. Will then contact a Debt Collection company, this seems to be the best way forward. |
