I am forming a syndicate with like minded individuals.

I am more in the favour of investing in off plan overseas properties, because the returns are much greater than the UK. Also from personal experience i have made more from these investments, you can make more when you buy and sell off plan compared to rental investments.

I setup a mini syndicate (3 investors, if you can call it that) about 18 months ago and bought several off plan overseas properties, and we have managed to achieve a return of 80% in this time. I must add that it was the easiest money i have ever made, just invested money, signed contracts, sat back and let the developers do all the hard work and feel the stress. Where in the uk can you do this.

You will always make more money on capital appreciation compared to returns on rental (depending on the market you invest in).

To cut to the chase, i am proposing to setup a syndicate that primarily invests in off plan overseas properties, the return on investment will be 50-80% over a 3 year period.

Minimum investment would be £15000, anything less would just not be worth while for anybody.

Hi All,

I have a house and small agency in Calabria, in the 'Toe of Italy' - the most southern region on the Italian mainland.

This largely undiscovered, beautiful area of the Mediterranean is starting to attract numbers of British buyers, encouraged by cheap, direct flights from Gatwick, Manchester and Stanstead.

Several UK agencies are offering newly developed/off plan vilas and apartments in the area and they are selling fast.

We can offer something a little different - smaller, more exclusive developments, land parcels, off plan, Buy To Let, individual villas & apartments and the opportunity to invest in new build projects with very high returns.

New builds will have land purchased/provided by landowner and planning in place before funds are needed.

At the moment, we have a new block of 5 apartments on 5000 M2 of land with absolutely stunning sea views. Average apartment price £90,000 to include communal swimming pool. Guaranteed yield of 8% for 2 years.

Also 15000M2 of development land with sea views, suitable for 12+ villas, each with pool. Land price £30,000 per villa, construction costs £70,000 per villa. Pool,landscaping, fees, taxes etc £60,000 = Total £160,000. Yield 10-12% (on cost) Value MINIMUM £320,000 each.

Italy has no Inheritence Tax, no Capital Gains Tax for properties held for 5 years or more, making Italy an excellent investment venue.

Calabria and particularly the area where these properties are located, near Tropea, a major tourist town, is popular with Italians from the north, Germans, Austrians, French, Dutch, Swiss, Scandinavians, Canadians etc. All these nationalities are served with cheap, direct flights from their respective countries giving rise to a thriving Buy To Let market.

Many other bargains available but prices are rising rapidly. Weekend viewing visits (Fri-Mon)available from £149 inc flight, transfer and Half Board.

Hi!

I am very involved in Bulgarian property market and have been looking for investors for a small development in a new spa resort. Very pretty area, should be good returns. I am moving out there in a month or so and would be available to personally oversee any project.
