We have undertaken recently a national marketing campaign with a view to purchasing second hand residential properties below market value with a view to resell some of the properties and retain others to grow an investment portfolio.
Frankly we have been overwhelmed with the response, and are currently generating an average two qualified leads per day. We have only recently begun this campaign and we are now at a stage where we wish to enter into dialog with investor groups to partner with us to take advantage of the opportunities currently presented.
For clarification purposes the discounts we negotiate are between 15% - 30%, of open market value, determined by our own research and comparable evidence + independent survey.
Investors are required for the properties themselves and not for marketing, administration or cashflow !! So the funds would be paid directly to a nominated solicitor at exchange of contracts and invested directly into bricks and mortar. You would decide the level of investment and the level of involvement in the decision making process. You would also always reserve the right not to invest.
A full proposal is not available as we would prefer to 'partner' with our investors and bespoke each proposition to each investors individuals requirments.
