Hello ladies and gentlemen!
I've been a land-lord for the past 2 years but last year was a nightmare - a tenant moved out having paid only 6 months of his 10 month contract and damaged the property too. Neither myself nor my parents wanted to press charges as he was one of my best friends - but I feel really bad for my parents because they lost hard earned money that they can hardly afford. This year - I'm trying to be stricter earlier on.
A question on half-rent - I've heard this is a retainer fee. Is it legally ok to allow someone else to stay in this room through the period it has been half-rent reserved?
