We currently own properties in Leeds for which we individually rent out the rooms. Each tenant can stay for a minimum of one month and is charged one monthly fee. We pay every bill. The houses are fully furnished, offer a pc in each room, unlimited wireless broadband, freeview tv, fully equipped kitchen, dishwasher and so on. Thus it is a quality service that is flexible and hassle free. We offer it to appropriate professionals and call it Total Rooms.
We want to offer the service to landlords. We would rent an appropriate house at the market rental figure and offer a rental guarantee. We would then kit the house out accordingly and sub let the rooms via the Total Rooms model. Benefits to the landlord would include: No lettings agent finders fees, no monthly charge, rent guaranteed (no void periods), quality tenants and a fully managed service (Cosmetic and decorative maintenance. Boiler, heating, plumbing and drainage cover. Vetted tenants. Safety checks. All tenant handling. Landlord certificates and licenses if applicable). Of course the service would only suit the right houses. For each landlord that applied, we would carry out an inspection of the property and its location. It is a high quality, exclusive service.
This is just an idea at the moment. We would like to hear from any landlords to discuss the concept. If it proves viable, we would ideally like to meet a few landlords in Leeds to trial the idea.
