I need some advice!!

Unfortunately my nextdoor neighbour recently passed away leaving behing a rather delapidated property that is a pottential dream to revamp and sell on for a tidy sum.

Being a recluse, I hardly ever saw the old gent and have no idea what his name is or who the next of kin is.

The property is old and needs gutting to the brick, the deceased owner was in there for so long 40 years or so with no work done on the house. Even Land registry have no record of ownership.

Has anybody had any experience or ideas in how to approach this one without looking like an ambulance chaser?

I would love to get my hands on this as a project before somebody else from outside the area jumps on this property.

Would really appreciate your assistance.
