I know that we have discussed yield (and its many possibilities) and R.O.I on many an occasion, however I was rereading Ajay Ahuja’s (BTL-Bible) book recently and decided to create a spreadsheet which does all the calculations according to Ajay’s method. I find it useful, anyone wanting a copy please let me know: its in excel format.

Tom,
For me the most useful calculation is return on the money I invest.... my deposit if you like.... my money, not the total loan. I strive to get that back out of the investments first, then it's a free ride as far as I'm concerned and as long as interest payments are met by the rent...

my sentiments exactly with regard to getting your money out of an investment as quickly as possible. evreything after that is profit.
i also use simple yield analysis to decide whether a property is due for sale or worth keeping.

Hi All,
I have sent the spreadsheet over. Please have alook and make suggestions as to how we can improve it.... so that we can get more out of it.
Sorry for my dealy; I've been harrased by a tenant from hell... The law is so infuriating as it is so on the side of the tenant that we as landlords have little or no grounds... OK, I got my house back, and made losses on lack of rent.... but also have to spend thousands cleaning it and maybe also hire a specialist to get the dog-sh!t of the ceiling.... How that happens is beyond me.
Live and learn.
