Not wishing to sound macabre or mercinary, but if I buy a flat in a block used purely for the elderly..... and my tennant dies, will I have to wait for probate to be cleared before I can rent out again. I'm thinking of the licencing laws coming in where proof that a tennant has left is needed before being able to rent out again.

Am I being overly cautious, or should this be taken into consideration.
