There are 4 days until our investment presentation on Thursday and we thought we’d provide you with a compelling reason to attend every day between now and then.

Reason 1 – The Market

We feel that it’s important to buy into a healthy market with a growing demand for resale and rental property.

This investment is in Port Charlotte, Florida

Kiplinger’s letter, in December 2004, also cited that Punta Gorda (20 minutes from Port Charlotte) is among the fastest job growth areas in Florida, and expects this to continue until 2030.

Six developers are currently competing to turn 1,200 acres of mostly empty land into Port Charlotte’s new downtown. The $1.7 billion redevelopment project, called Murdock Village is “going to give us a downtown, you’ll see the development spread out from Murdock Village” says Country Commission Chairman Tom Moore. With 3 days to go before our investment presentation, here is today’s reason to attend:

Your ROI and Cash leverage

There are several properties with different values, so here’s an average example:

Each property requires $20,000 ($15,000 deposit and $5,000 closing costs)

Property Fair Market Value: $310,000 (15 page appraisal report available on request)

Discounted to: $280,000

The deal has been cleverly structured with the developer paying for the ‘construction perm loan’ and taking a note on the property, so there is no more for the buyer to pay.

12 month build period.

Even if prices stay the same, you have $50,000 equity, including $30,000 clear profit. That’s 150% ROI in one year.

If prices rise at a conservative 10%, you have $81,000 equity and $61,000 clear profit. That’s 305% ROI in one year.

If you reserve by the end of this month, the developer will also pay your closing costs.

The only other cost is a one-off fee of £1,495 plus VAT to our partner company. Multiple purchases are possible.

They have attempted to build in many factors that will be investor friendly, including:

- Several pre-arranged mortgage options.
