I recently heard someone claiming that they buy property within a week - 10 days, does this really happen if so, often?

How would one go about getting surveys, legal work, etc, done in that small amount of time?

Chris,

A cash buy can be done in even less time. I bought a property few years ago as a cash buy, so no waiting around for the lenders, completed searches and general conveyances and exchanged on the ninth day.

For the more “normal” purchase i.e. where I'm taking loans, I can still complete within a 28 day cycle by “pushing” people along and staying on top of things. I use a postal conveyance company now and not only is it cheaper, it's fast as they know my needs. The secret here being that you are up front with everyone concerned and they are made aware of any time lines you have. Also, it gives you a good bargaining chip when you stress that they get your future business…

Having arranged the money “in principle” with a lender will also decrease your buying time, especially if you are a known customer…

chris,

like malik said. all about a smooth process.

can even be done overnight if you have cash and don't feel you need a survey (not recommended!) if you take out search insurance.

doing deals like this is not for the faint hearted though.

Thanks for your advice Malik. As Tom states above, I'm sure completing in such a short space of time is not for the faint hearted but I'm pleased to hear that it is do-able in a cash buy situation.

I'm interested to hear about your postal conveyancing company, sounds like a good idea and I will look into this.

This is no different to buying at auction of course... again, definitely NOT for the faint hearted.
