Hi,

In the last week I have asked a number of questions of traders and put in a couple of offers. I have only had 1 response to a question. Are others having similar problems, or am I just unlucky?

Yep. When I was in a position to buy a minority of questions were answered, but those that did were courteous and friendly.

Me too!!!

I have had a property listed for a while but no offers or questions.

Do people take them seriously?

I think it would be a good idea for the site owners to monitor the communication between vendors and prospective buyers. Not to read each an every email but to ensure that there is two way communication. If a vendor does not respond, maybe they should not be selling on this site???

So,it's not just me ! I have asked sellers for information and photographs,and most have totally ignored me.What would happen if they were to receive an offer for their property?would that spur them on to respond?

Dunno Simon. Would you really put in an offer when a seller has not responded to some basic questions?

I must tell you that I have just completed on a property in Wolverhampton thanks to LT. Excellent deal, all questions answered and now with the deal closed, even had follow-up! I think its up to the vendor to become more than just a "seller": we can all benefit from simple business / marketing skills... (including having the common courtesy of responding to an enquiry!)...

The site has proved effective for me.

i like malik have in general had a good responses. i have both bought and sold through LT (saved a fair chunk in fees). the most interest has unsurprisingly been on properties that i have sold in the north-east and midlands where the values are lower, yields higher and (perceived)better capital growth.

i have had some rudely asked questions about why I was asking for £20k on a property that i bought only 6 months previously. the reason was that the market had increased and i bought cheaply. but they didn't like that response.

not everyone will be happy but that is life.

overall i am very happy and think LT is great value as worst case you loose a tenner (or so) and best case like me save hundreds in fees.

when people have not responded i just think 'fine'. they have lost the chance to sell to a cash buyer with no chain etc.

I think that part of the problem is that some of the properties on the site are sold but the sellers do not remove them. I had this response from a seller but the property is still being marketed.

I think the site is a great idea, but it's not worked for me so far.

Glad to hear that both Zulfiqar and Tom have had good experiences on this site. I hope to be in a position to buy at the start of the new year.

I'm new to the site and asked 2 questions yesterday which have already been answered so it's unfortunate to hear that others haven't had similarly good experiences.
