Luton town is currently undergoing a total regeneration programme. Theres a 5 year regeneration strategy inplace which began in 2003. Rental demand is high. Developers and investors are moving in to get the town regenerated and to compete with next-door towns such as St Albans, Hemel Hemstead and Bedford. The town, being only half an hour from London has huge potential and the time is right to get in now before prices rise any further. The market is stable at present but it is expected to rise. The area around the train station is being revamped and possibly pedestrianised so watch this space.

Are you based in Luton? I am thinking of coming to town to look round. I have been doing some research on the web and there are some interesting properties, but I am concerned about estates being nearby.
