We are buying a property with a sitting tenant on an AST for 10 years running from 2002. The tenant is the vendor's 79 year old mother in law and she pays £550 per month. Do we draw up a new tenancy agreement with the new rent of £600 in our names or leave the solicitors to assign the existing lease to us and agree an increased rent?
