I know this may sound obvious but I would like tit to be clarified. One of the off plan apartments advertised on this site is advertised with a rental guarantee for a year. Does this mean that some company WILL DEFINITELY pay rent for one year?

Yes, provided the company is still in business throughout the year! It sounds unlikely that they'd not be, I know, but I'd find out where the guarantor is registered - if overseas, beware!

I've heard nasty (unrelated) stories regarding managing agents and freehold owners that are registered overseas, so do your research I'd recommend.

Check the market rents as well Frank (phone up a local agent and pretend you've already got a flat in the area - what could they get for it, etc).

Guaranteed rental income is nice, but as a long term investment the value of it will depend on local rental demand and rent levels.

I work in Leeds close to Morley and have also looked at this off-plan. I will go up and have a look if you like, does anyone have any questions they would like me to ask? I'm pressuming I will just be able to turn up and look round show apt.

Erm, questions, questions, erm, I keep looking at the description and to be honest, I really do not know how much buying a one bedroom place is going to cost, it says one thing then another. It is not very straight forward.

A simple answer on how much it would cost to buy any type of property would be a good one to ask.

Hi,

Could you 1) ask them for the price and then 2) tell them that a group of investors are looking to purchase several and how much discount would they give you off this price for a multi buy ?

perhaps those that are seriously interested could obtain a further discount in this manner.

in fact i might start a new post...something like

'Questions to ask when buying off-plan?' so other can add and will hopefully serve as a useful post in the future to others.

I haven't had a chance to go up and have a look yet, i'm just trying to complete on a property by Fri. Yes, I will check the prices and enqurie about discounts etc.
