I'm looking for a return on investment calculator spreadsheet, something simple so that I can input an amount of cash invested over a period of time with a given % rate and see what the return would be. I have property spread sheets but I want to be able to compare the returns, actually I'm trying to prove a point to someone that property is by far a better investment. Now I know that the formula for working this out is probably quite simple but I'm no mathmetician, and I like to make it simple. If anyone has a spreadsheet that they would be willing to share with me I would be very grateful.

Hi John, Not sure this is what you are looking for but I've been using the mortgage calculator on this website for a couple of years now and is very useful.

Thanks for replying Simon, unfortunately this wasn't what I was looking for but certainly useful though. What I am trying to obtain is a very simple spreadsheet, if i put ? much cash into an account at ? % of interest over ? period of time, what would be the return on initial investment. Probably very simple to work out if you know how. John

Hi John

Did you sort something out for this mate?

How many years do you want to see returns over? How often do you want to enter cashflows (annually / monthly?). Let me know and I'll put together a couple of formulae for you.

Thanks John, I haven't found anything yet, I don't think I've perhaps explained myself properly in my initial post.

I have spreasheets that take care of working out all of the financial investment side of putting cash into property, what I am trying to do is provide comparables to some people I know who may wish to invest some cash with me.

I can explain gearing and leverage to them but what I would like to be able to show them is what their cash would do if they were to invest it in an interest paying account like a building society. So I need to be able to enter an amount at a given % rate of return over selectable periods of time, don't know how building societies etc work out how they pay their investors interest. Anyway that's the sort of thing I was looking for so if you have any ideas I would be very grateful.

John B - just change the interest rate / investment sum as required. If you want more time periods (years) just drag the cells across (the bottom right-hand corner of each one on the end of the rows - "fill down").

This is quite simple - just compounding the interest year-on-year like a bank account would.
