Anyone know the strict letter of the law behind who is responsible for pest control? I have tenants complaining to me - they've been in there 4 months (the tenants that is!) - the mice are a recent arrival. Hence their problem??

(next they'll be wanting me to come round and hoover every so often)

If you charge the mice some rent, its a good business oportunity. Hehe.

I dont know the law, but it sounds like a tenant problem doesnt it? Its not your fault mice have come in, and you would of thought the tenants would deal with it, i could be wrong.

I'm pretty sure vermin are the responsibility of the tenant, so long as landlord has taken all reasonable steps to prevent their entry (covered up major holes, etc).

You could ask them if they've thought about a cat?!

Not sure about the letter of the law on this John, might try contacting ARLA for advice. Bottom line is do you want to keep these tenants? If you do then don't just pass the buck to them, rather help them to get the problem sorted out, after all if they leave you'll have to sort it out anyway before replacing the tenants. Local environmental health department may be able to help you with the immediate problem of the mice, tell them you think you have rats and they will probably come out and have a look. Hope this is of some help to you.
