If I wanted to set myself up as a mortgage adviser how would I go about it? I know I would need to get the CeMap qualification but what next?

Hi Frank if u r serious then let me know and ill send u a CeMAP training disc and this will train u up.

Once u pass you then need to apply for a job either working for an estate agent or within a brokerage.

Having cemap qualification will open up plenty of job opportunitys.

Please nobody else ask for the disc only Frank they sell for £120 each and u have to register to obtain one, ive just got one here for a member of my staff.

Independent broker, yes dont see this as a problem as 65% of mortgage brokers possibly work from home in some way as you can always go out to see your client's.

You would probably need to be tied to a large organization so that they can look after all your paper work and compliance side of things.

alex,

what are the costs of becoming a broker?

£120 for the trainind disc. what about courses, exams, annual fees, computer feeds to keep up to date with the maortgage rates etc.

thinking it might be worth me doing this as well at some point next year.

That is what I was thinking. Do you know a few names of these types of organisations?

Hi Lads,

Tom, once u get ur CeMAPS then ur on your way, various company's will employ u on a self employed basis and give you leads.

They will also give you the system to find best mortgage deals and so on.

As far as i know there are no courses to assist, basically the disc will do that for you it has all 3 modules on it. and then mock exams after. so you can really see if it's for you or not.

A typical broker would earn around 50K working for a company. So the income is very good and career prospects are amazing, having the qualifiaction will open up plenty of job oppurtunitys and just working as a broker.

Magazines to get are Mortgage Edge, Mortgage Introducer, Mortgage Stratagy,these mags will have job offers in there and possible traing.

Alex - how much of a sales job is mortgage broking do you find? I'm considering doing the exams - I enjoy knowing about the rules and regs, variety of products, etc rather than the door-to-door sell. Would it suit less of a salesman do you think mate?

Hi John,

Mortgage brokering is more to do with trust rather than sales, i have a freind who is not sales at all and has the personality rating of zero, b ut he's veru thorough and client's are very trusting of him. So providing you have the right attitude then client's will trust you and place there mortgage in your hands.

Thanks for the disk. Umm it seems to be just tests, is that what it should be or am I not using it properly?

Hi Frank, there are 3 modules on there and the tests are last so u must be missing something, give me your fax line and ill fax over the enclosed leaflet.

The disc would not just copy the exams so the learning modules must be on there.

Alex M,

I don't know if this is the right thread to ask but I have a "simple" financial qusetion. I have a freehold property which I would like to use to raise some capital on. Whats the best way of doing this? The property is currently empty, (used to be a private let). I want the maximum I can get ~ of course I would like to let the property when all is said and done. Any opinions appreciated.

Sorry Alex I do not have a fax.

Still only getting the tests. I put in the dick and it loads up, then active x controls thing pops up, I allow them then I get a log in screen. From then I get the tests. Thats it.
