Good, bad, ugly....

I'm looking to bring my props all under one policy (or at least coordinate with one company). Just wondering what people think about the various players.

Let us know who you think cheapest, and if anyone's had any non-payout bad experiences, let's have them!

Tesco do not do BTL insurance u mug. The best and the cheapest is endersleigh they really are cheap dirt cheap.

Alex,

You seem a bit of a pric#! You can obviously tell from Matts emails he is a young lad and still learning the game, (so am I)yet you call him a mug....what the fu## does that give you...does that give you a buzz or something???

You are obviously such an expert on everything, that you were not like Matt when you were younger!!

OK so maybe Tesco dont do BTL insurance, a professional answer would have been a lot better. But you sound far from a professional. What mortgage advisor or whatever you are, calls prospective customers a MUG?

Thanks Simon!

I thought Tesco did home insurance, i was not aware BTL insurance was different.

I'm 22 and learning how it all works, i have heard its a hard nosed game, so im willing to take knocks like that. ;o)

Simon, piss off. within 4 yrs ive made a million from property and started off with £1,500.

P.s. maybe u can get a buzz out of my million u prick. now im off 2 play snooker in my basement.

The word mug was not to upset just mereley an expression, now u seem the mug u pratt.

Actually Alex, they have a point, your answer was a bit arrogant and as successful as you obviously have been, remember everyone starts somewhere. If you think it's a stupid question either give a professional answer or don't answer at all. People visit this forum for help and advice and not to read slanging matches. So give it a rest please guys and lets get back to what is important, helping each other with good advice.

Any reputation you may have built up as been lost now. Not that you probably care but I see this forum as one wher epeople can learn without fear of being insulted.

Your point is noted but I take a different view.

Although Alex M's comments seemed a bit harsh I do not think he meant his post to be taken as literally as it has.

Alex M has been a great contributor to this forum since its inception.

He has made 113 post and has been very helpful to people with mortgages questions and providing free software to people.

Lets move on and go back to using the forum for what it is meant for - sharing information (and not arguing).

Simon u r entitled 2 that opinion, however, it was u who insulted me 1st.

Mug was not meant to offend Mat as ive offered advise to him loads of times like on vendor gifted deposit, it's my expression and i tend to use this word often and it has never offended b4.

Mat can stick up 4 himself and does not need u 2 fight his battles.

As for reputation i think the size of my portfollio built in under 3 yrs starting off with £1,500 speaks 4 it's self. My rental income alone is £54,000.

And unlike others im always willing 2 share my experiance with all and advise anyone who wants it. I have a unique stratagey.

Mat my appologies if the word mug offended as it was not meant to, Tesco do not do BTL insurance this is a specialist field.

Its ok Alex it didnt offend me, but thanks anyway, with me lacking in knowledge im use to the little knocks.

This IS the best forum for kind people willing to answer my questions, i currently use singing pig, channel 4 homes, and i read (not post) in housepricecrash.com, and this is the best forum in my opinion. People are too negative elsewhere.

Maybe delete this whole thread and forget it happened?

Hi Matt, happy 2 know that it did not offend. My stratagy was simple at the time you could buy 30K terrace houses and i brought one did it up on the credit card and remortgaged it for 62K. Brought the next one cash for 37K did this up and remortgaged it for 60K. This gave me a great start i then started to buy lots of houses and then a year ago whent into the student market (multi lest) what an earner £70 per room X 4 rooms X 45 weeks, most landlords stay clear because of the voids but there is none as your getting a great earner, i also came away from letting to employed as they were more hassle and started to rent to DSS less hassle means ive got more time to spend on houses and mortgages. Ive just started buying commercial with flats above as i see this as the future.

My best advise mate is to get into a sales job where u get paid for effort and results and if it means ur working 12 hours a day 6 days a week then do it as i promise you it will pay off in the end. I used to work 9 to 5 in a garage and quickly realised that id never afford that porsche car that id always dreamt off. i quickly got out and what a lucky escape i went into sales and have never looked back, whole new world Mat, if you like i can give you a name of a national company who is always on the look out for reps in all arears.

Hi Matt, selling general insurance, i used to do it and did ok. You will be selling Accident, sickness and unemployment cover as well as life and Buildings and contents, the more u sell the more u make, also why not start to build a referal system where u work hard to find leads these can be for mortgage brokers who will pay u 40% net or for double glazing firms. U could create a questionair and go door knocking then offer the leads out on a split basis this will make u a lot of money. Its all about motivation mate, if i said go get me 20 mortgage leads and ill pay you £1,000 for each on e then you would go door knocking 2nght for those 20 and 2b honnest u would get 20 in one nght.

William, thank you very much i assume by that you have nothing to brag about, as i too once had your opinion but that was when i also had nothing to brag about.

Im very proud of my success and do not hesitate as to tell others as this may they inspire or motivate or even convince people that you can become a property MILLIONAIR! which i am, and repeat started of with £1,500 only 3 years ago. So there you have it, people in this country do not give enough credit to those who get up and try and we dont give enough help to those people either.

Were only to happy to knock them, "look he's bragging because he's successfull" so what let everyone on this site tell people how successfull they are through property come on lets inspire all others who try to acheive there proeprty golds and at time think its impossible.

thing is alex,you got into it just at the right time

i'm annoyed, because 3 years ago i wouldn't have known where to start,,now i have the finances and knowledge about the game and the skills to profesionaly renovate and lads working for me full time. but think well whats the point now,for me at best prices aren't gona go up and the only way is down.

i mean whats the point of a newbie getting a buy to let in todays market? on a interest only mortgage hoping that rates don't go up coz they'll eat into your 100quid a month cashflow and praying to god every night prices don't drop

nope,i think i've missed the boat big time on this one and it'll probly be another 10 years before we see worthwhile gains again

If you are thinking it in a negative way, then thats all you will see it as.

If you think about it in a positive way, then thats all you can see also.

If i had �1 for every person thats told me its the wrong time to do it, or im an idiot for thinking about property, or i have no chance, i would have my deposit ready!

You could buy in any country, any city, money down or no money down, you could buy land and build apartments or a house on it, you could buy a home and turn it into a care home, you could buy a commercial property and lease it out, you could rent a holiday home out.

You may only make �100 a month in cash flow, so buy 20 properties. Or find desperate sellers, and renovate and sell.

Be positive, hehe.

yeah,great in theory,but my point was alex did it in 3 years in a bull market,your not gona be a millionaire in a market which is'nt moving and anyway youre forgeting something,to get multiple btl you need to keep remortgaging to release money for next property 15% deposit don't forget and hope the rent is 125% of the mortgage (remaining 85%) so like i said its gona be a long hard slog

sometimes i think a crash is the only way

Hi all, Just to put the record straight here, you can get 15% vendor gifted deposit for your BTL, so no depsoit requiered, secondly lender will disregard rental income so no problems there.

SO WHAT ARE U MUGS WAITING FOR, LOL:-

Get out there and buy 15%BMV. Lets see how big your balls are.

Ok so your now thinking the rent want cover my mortgage payments, then multi let it.

Alex you seem very excitable about the whole topic? With your enthusiasm and knowledge you should give “Property Millionaires” seminars!

Alex you advice is dangerous and inflammatory and of no use to the first time BTL, they need to assert to up most caution not put their balls on the line. They need a very well researched and investigated deal not a punt as you seem to insinuate.

Finally, I just like William, find it very hard to believe that someone with a truly successful portfolio would make such a song and dance about it on this forum. There is nothing wrong with acknowledging success but judging by your posts I would hazard a guess that you are a very small fish in a very big pond. Maybe more of a dreamer than the big time landlord you aspire to be.

Maybe I am wrong, it would not be the first nor last time, if so apologies. If I am wrong it might be an idea to conduct yourself with a little more grace.

Fred, i doubt that is ur real name, u really do suck. Get real i invite anyone down to check my portfollio out and even without this i run a very succesfull mortgage company which earns me over 100K per annum so why would i bull about property.

Yes, yes brag brag im soooo tiered of him bragging about what he has 5 years ago i had nothing not a pot to piss in mate in fact 5k in debt, no family to help me.

I’m sure we are all truly humbled by your success Alex.

However you post confirms my fears. If you consider 100k to be a large income these days you are gravely mistaken, a very small fish indeed. Alex you may be doing okay but if you wish to assume such a superior and aggressive stance I suggest you get seriously wealthy, not on a par with the winner of “The Apprentice.”

Your advice is sometimes good your attitude dreadful.

yeah i agree multi lets is one thing i would do,but isn't it a pain getting the rents of everyone and do you need to put fire escapes in?

and again with shops with flats above me dads got one with no mortgage gets a grand a month from it,its worth about 130k but would it provide cash flow with mortgage?(i keep telling him to get more but he's not bothered)

what sort of rate are you looking at for commercial?

Multi can be more greif an at times no greif depends who u get in.

Good market 2 go for and no fire escape is needed. If u let 2 5 or more then it is classed as an HMO therefore a licence from ur local council will be requierd

Interesting thread.
