Local Knowledge - Huddersfield - Got any useful info. Got anything to sell ?

Hello,

Does anybody know anything about the residential / student let rental market / HMO's in Huddersfield. I'm interested to hear from anyone that knows about any of the following :-

1) Popular areas / streets and those to avoid. 2) Really good agents (phone numbers please) and comission rates if possible. 3) Expected yeilds and ball park prices of properties. 4) What sort of contracts you get students to sign and how you collect the rent (i.e. pay monthly / term / year) -( Sorry, not strictly local knowledge, I know. ) 5) Voids - What happens with student lets, do you bill them for the whole year or what ? Do you have a void out of term time and factor it in ? 6) Anyone know of any good properties I can buy ?

Whilst I own 4 properties they are all let to professionals in my local area and I would greatly appreciate any local knowledge. Thanks in advance.

I was brought up in Hudds (but live down South now). I do have 5 properties which I am going to be selling over the next few months and will be listing them on this site shortly. I have never let to students. Huddersfield has a growing student population and a big hospital with v. good road links. On my recent visits there I did notice a lot of purpose-built flat conversions for students. I suspect your best bet is to contact the Accommodations office at the university, most are v. helpful to landlords.

Off the top of my head: Some generally good areas: Marsh, Aspley (v. close to the Uni), Almondbury, Greenhead Park, Waterloo Not so good: Sheepridge, Paddock

Thanks John,

I've been to visit, and was slightly put off by the fact that the UNI had just built a huge amount of student accomodation out of town with sports facilities and even night club etc... with free transport to the centre, so am putting this on hold for the moment till I get more info.

Also all the agents advised me that I would be competing against these facilities and it could be hard to attract the students in the face of these new attractions out of town.

Thoughts anyone ?
