General (main property discussion here) - Student let ASTstarting in July 2005

Hi I am looking at a student let which has a tenancy agreement in place with a June 2005 termination. A new agreement has be signed starting in July 2005 for the coming uni year. The EA stated that I will have to honour the new AST even though I have completed the purchase before the new AST starts. Is he correct and where do I stand as I will be revising the rents and conditions? Any advice will much appreciated.

Unfortunately I believe he is right. If both the existing landlord and new tenants have signed the AST you will have trouble changing it.

Best bet is to speak to the university in question. They will offer you unbiased advice.

Thanks for your replies. I've got around the problem by buying a property with no lets signed for the coming year. The trick now is to refurb asap and get the rooms let! Could be an interesting few weeks.
