I have three properties that are registered HMO's (Houses of multiple occupation), a total of 18 tenants generating an above average income per annum.

I am considering selling them and whilst I can easily establish what they are worth as residential properties I want them valued as potential investment businesses.

Does anybody know where I can go to obtian this service? I am based in Basingstoke Hampshire.

Value is so hard, Julian. Being trite, it's whatever people are willing to pay.

The one area where it differs largely from the owner-occupier mnarket is when the yield is particularly attractive, and there are fantastic tenants installed. Then I'd pay a premium for the opportunity.

A difficult one indeed. I personally would not pay much of a premium for a property because it shows a good return.

I only pay market value as if it were an empty house because however good a tenant might be they may leave day after completion. Additionally if the area supports a good rental then I may aswell just buy a similar house and tenant it myself.

I don't believe they have any value as a business as with commercial properties because of the above.

Where are the properties and how much would you sell them for. I may be interested. BTW why are you selling them? Regards ruth

Thanks to all those who replied - much appreciated.

I have taken on board your comments and based upon this and other professional advice, I am now comfortable that I have settled upon a fair price that provides a potential investor with a genuine opportunity and reflects the effort we have put in to establishing our portfolio.
