Hi anyone got a free generic snagging list for a new build property ?

or can anyone point me in the right direction.

I need one ASAP, as I have to go do the snagging today !

Not free but very good, wish I had seen it before the last 2 that I bought. www.snagging.org.uk

Good program on telly last night with regard to snagging, brings it home how important it is and how generally you can't place trust in the NHBC snagging.

Thanks for that John.

I've been to see the new place and afterwards I decided to go the whole hog and employ the services of www.inspectorhome.co.uk (the people on the TV last night I think).

£275 + VAT well spent I think.

I've managed to arrange them to come and snag my property today with me at 2pm, so I'll post back here on how I get on with them.

Wow !

What a fantastic service, they found loads of stuff that you wouldn't normally pick up (plus the big bits that you would) Anyway, I'm well impressed. This service is really worthwile.

The guy found 80 faults and admittedly most of them are minor (in my view) but some big points came out too. He practically went over the place with an electron microscope!

Major bits to note were :- Plaster finish (dodgy), hob not fitted correctly (wobbles), Sink not fitted correctly (no silicon sealer + wobbles), holes in tiles in shower (yes, honestly), Shower dripping, Stainless chimney extractor in kitchen buckled where cut, sockets not sealed around properly, stain on carpet, windows not opening correctly plus loose handles, extractor fan full of debris, no isolator valves fitted to toilets, etc, etc, etc...

Plenty of items that I didn't spot. Plenty of things that could last a year or two then come back to haunt you in a few years (sods law says a day after the 2 year warrantee runs out !)

They take the list and forward it to the builder to agree to rectification of the items prior to completion. Plus you get a follow up service.

The good bit is that he is recommending delaying completion or getting the solicitor to hold back a 10% retainer until work is completed to a satisfactory standard. So I can complete as normal, it's just that now I have the builder by the N**ts to finish the work to get his money, rather than being fobbed off for weeks / months.

This year I spent £200 quid for an AA inspection on a secondhand car. I will never spend £180,000 on a new property and not do this next time. I can't believe this isn't a more common thing. Or mandatory by law for that matter.

I too would be interseted in looking at an "offical" snag list thanks once again.

there are a few web sites with free snagging checklists on

try www.snagging.info or www.brand-newhomes.co.uk

but if you want it done professionally try the chaps at

www.brickkickers.co.uk

they can do a next day service for your report ..i was stunned by what they found

and they are the most competitively priced , they did my 2 bed apartment for £216.....
