I'm playing devils advocate here alas:

If you had a problem tenant for various reasons. As a landlord who has served notice (Sec 21) which has expired. Let yourself into the property packed their belongings and placed them outside the property. Then claimed vacant possession. What can they really do? Even the most litigious?

I ask to assess if landlords are too afraid by tenant rights? Or do they really hold all the cards?.

unfortunately i think tenants do have too much power.

i definitely would not try this because, while you could get away with it, chances are if you have a spivvy tenant they are usually the most likely to fight you harder over things and give more aggro (getting the citizen advice involved etc).

i know i have often felt like doing exactly you have suggested. i am sure someone will push me too far one day.

I agree with Tom.

I wouldn't try this - you could find yourself on the wrong side of the law.
