Somebody told me an AST is actually indefinate, couldn't work out what he was talking about... any thoughts?

I think what was meant here is the AST becomes a periodic tenancy. After the initial period - say 6 (or 12) months if no party takes action then it automatically becomes a periodic tenancy (monthly periodic if payments are monthly and weekly periodic etc). The tenancy retains all the clauses and conditions of the original AST.

my thoughts are exactly as russell suggested.

what the person probably meant by indefinite is that it was not a fixed term tenancy (like many corporate lets) and that it will roll indefinitely until either the landlord or tenant gives notice.

Sorry Tom. i was beening a bit over the top there. The CRLM is the top exam that you can do with the NAEA at the moment , there is a new exam coming out soon. i found the exam well worth doing and it as helped me alot in my work over the last few years.

Thanks for that David, I was thinking of doing one of their exams. Are you in the business or was this just for yourself, so to speak?

Tom, a bit of both, i am in the business but also did it for myself as well , it just helps you become a better landlord.and i have found if you look after your tenants they will look after you. there are so many landlord out there that dont keep on the right side of the law , not becouse they dont want to ,its becouse they dont know they are on the wrong side of the law until it is to late .

no sweat. my question was not meant to be insulting just i am simply an investor (i.e. not on the professional side of the industry) and not familiar with all the terminology.
