Does anyone know if there is a maximum increase % wise on this type of agreement?Tennants currently pay £56/wk for 3 bed semi,which is cheap.

Yes. Under the Rent Acts (Maximum Fair Rent) Order 1999 the increase in 'fair' rents payable under regulated tenancies is capped. The formula is a little complicated, but rule of thumb is approx 5% over a two year period (you can only apply to re-register a fair rent every 2 years)There are some exceptions ie meaningful improvements to the property.
