Overseas investment - Investing In Turkey

Hi,

I have been hearing alot about capital growth opportunities in Turkey. I am interested about investment opportunities in Bodrum, Marmaris and Dalyan. Are mortgages available. Any advice or views on turkey would be greatly appreciated

Sorry to butt in on your message but I have had two years of experience with investing in Turkey and have done very well.

My understanding of the mortgage situation is that as from December 2005 there will be a relaxing of the rules and companies will be able to provide mortgages on properties in Turkey.

Hi Mike,

Thank you for a very informative reply. The areas I am interested in investing are Bodrum, Marmaris and Dalyan. Do you think these are good areas for investment or are they at the high end of the market? I would like to know where you think are the good areas for investment. What are the laws like in Turkey? Is the place safe to invest?

Any advice would be very welcome.

Hello Sanjay

You can get a good overview of different areas, buying procedures etc from vaious web sites, I have listed some below, they come with no recommendation from me apart from they will give you lots of information for you to check out. I haven't invested in Turkey due to the fact that there are no lenders yet. Hope this helps and doesn't break any of the site rules. Regards John

I have already purchased 3 off plan holiday villas in Turkey on the Bodrum peninsula in the last 12 months and done very well as far as capital appreciation is concerned. I have previous property development experience from ground up and now I currently seeking one, two or maybe three investors to invest with me in a land development project on the Bodrum peninsula. I have already secured and befriended excellent quality Turkish builders! Its just a questioned of finance at the moment as land has to be purchased outright. Returns of 100% on capital invested over a twelve period are envisaged. Hi Everyone,

I am dealing in property in the Bodrum area as well as development land, and commercial property in Istanbul. We have seen extremely healthy Capital Growth over the last 3 years in Bodrum and because it is an area that affluent Turks visit and buy in, as well as holiday makers, it makes sense to look there for investment opportunities. Not only are we selling properties there but are also developing. We offer and A tp Z service including aftersales and are more than happy to help people find their perfect holiday dream home or investment property! Mortgages are not directly available, although I do agree that it is just a matter of time as local mortgages came in this January 1st gone. There are a number of companies that we are dealing with at the moment who say that they can provide mortgages, secured on the Turkish properties, for foreign buyers so if anyone wants to be kept updated on our progress in this regard please feel free to contact me. 100% returns within 12 months are not unheard of (and I have seen similar returns myself) but the average Capital Appreciation for '03-'04 was 30-50%, which is exceptionally good! Just a quick question relating to the 100% profits that you stated; is this is this gross or net considering company tax and VAT in Turkey?

Mortages in Turkey

Leglislation has just been passed through the Turkish parliament to set up a mortgage system. Mortgages are already available to Turkish nationals via large banks such as HSBC. The framework should be established soon but the base rate is over 12% in Turkey so you should wait. I personally have remortgaged in the Uk to buy 2 properties in Turkey. As and when competative mortgages are available in Turkey i may switch them. Meanwhile property rose over 30% on the coastal resorts last year and I didnt want too wait long and miss out.

Avoid over built areas such as Altinkum and ensure that you use a solicitor and get bank guarantees with any stage payments.

I am an agent in Turkey, I`ve had many customers asking about mortgages. I have searched high and low, but no luck.

Banks offer konut Kredi (property loans). This is not a mortgage. I was told by a financial advisor that mortgages for foriegn investors will only come into action, when Turkey actually becomes part of the EU.

My financial advisor told me that the only way is to remortgage a property in the UK. Then use it to buy property in Turkey.

I am sorry but I can`t help you more than this.

Hi Sanjay,

Mortgages are still in their infancy. I went to a business briefing by Isbank (Turkey's largest indigenous bank) where they presented their latest mortgage product. It is a bit clunky - a repayment product, subject to status, term 15 years maximum, APR around 8%. I have a contact with the team set up to provide Turkish mortgages to UK residents. If you would like more info, I can point you in the right direction.

In terms of capital growth, we are focussing on Istanbul. Coastal markets are a bit slow moving at the moment, and the best returns come through buying land and developing it.

We have some great off-plan apartments coming up in istanbul and resale property in the city centre. We can source property all over Turkey, but I have put my own money into Istanbul right now, because it is fast moving.

You can expect 20% - 30% growth per annum over the next 2-3 years, but now is the time to get involved. Mortgages were introduced to the masses for the first time in Turkish history in March 2007, but the interest rates are still high, making renting alot cheaper. When the rates fall, there will be a clamber for first homes.

I'll expand on my earlier comment.

We offer mortgages secured against the Turkish property, not your assets back home. Rates start at 6.9% fixed rate over and up to 20 years. Mortgages are available in Euro, Sterling and US Dollars.

Our lenders are UK based, but they accept our valuation of the property in Turkey as sufficient to provide overseas finance. Again, the Turkish property is collateral, not your property back home. Good eh?
