We are a relatively young (50s)retired couple with an 11 property portfolio and new to this website. I have just discovered it as I used the web at work and didn't have time to browse and am very impressed.
Our dream for retirement was selling a property a year and living off the equity which as we bought from 1999 onwards this has built up nicely here in Yorkshire.
I have just agreed a sale without knowing about the landlord trader's sale scheme and am paying an agent a hefty percentage just for an introduction. Never mind I'll know in future!
I have a problem with damage to one of our properties. The young lad who lived there has given notice as he has had ann 'accident' (broken both his legs and feet)and is living away from the property with a relative. Reading between the lines it looks like he's had them broken for him for some reason. Possibly the same people who did that to him have broken the windows and doors to the front of our property. The police have boarded it up not knowing who owned it and it looks a real eyesore now. One of the neighbours wants to rent it as he knows the property and it's better than his but is worried about these thugs returning if they see signs of occupation in future. I thought about posting a sign saying this person no longer lives there.
I realise it's our liability to repair the damage as we have no proof of these matters but would welcome any suggestions please. |

That is an unfortunate story. It's good to hear from more landlords that care for the tenants (the simple answer to your predicament would be that if you are insured then yes it's still hassle to get these things fixed, but your new tenant will bear the greater inconvenience).
I think a sign is a good idea - maybe leave a "Let By ..." sign up for a couple of weeks? This looks less defensive than writing a personalised note.
Also maybe one of those doorbells with a nameplate - your new tenant could fill his name in on that?

Well as someone who`s house was attacked then had their leg broke by some scumbag I know how your tenant feels. But unlike your tenant I did not have a good landlord as you seem to be.
After I left the house nothing else happened. As John said make sure there is some physical evidence that the house has changed tenancy such as a To Let or Let By sign. The fact that it has been boarded up might be enough though. |

wow! I like to think that I am quite exposed to all cultures / societies, but I'm shocked to hear that can go on.

Well the leg will never be 100% but I am as well as I can be. Hopefully this money will balance things out.

Think about people being beaten up because of their race, now just replace the word race with religion. |

No it was not mistaken identity. The guy had attacked my mate, I went to court with him and he put tow and two together. Seen me in a bar one night and decided to have a pop at me. He didn't spend a day in jail for it either.

Better on the paramilitary side, I have not been asked to vacate a shop in years, but the thug side, well that is not something you can solve with politics. |
