Where is the best place in the UK to be investing at the moment?
Wales, North-West...?
Your thoughts? |
|
Still think there is reasonable opportunities in Midlands (Yorkshire) but not a 'hotspot'. I have invested here for 10 years and while there has been some growth I think you can still find high yielding property.
Recently bought a property just outside Doncaster for apx. 12% yield to a decent tenant. Think people moved from South to North without stopping half way!!!!

Can you recommend any areas other than Docaster in particular??? |
|
Try Rotherham, Worksop and Warrington. I found stuff at decent prices recently. You'll need to look at hard though. Investors are crawling everywhere. |
|
I heard recently that Oldham is being singled out as a growth area by the government....any thoughts?

FS,
I have not found such good things in Oldham.
1. Large over supply of rental houses
2. Difficult ethnic tensions
3. Recent overvaluing by agents on poor condition housing because of the demand by london based investors.
A place to be avoid despite all this 'regeneration' hype.

I have heard the same about Oldham, lots of properties for rent and no-one renting them!
Where you choose depends of course on whether you're after DSS or professional(?!) tenants. |

i believe that middlesbrough is still very active. we have had our noses put out a little by investors "down south" who seem to be getting tipped off by various estate agents before being generally advertised. however a new "scamola" being used by certain surveyors is that "there is a possibility of the house foundations being built on SHALE".
according to the local councils who know exactly where the shale line is and which houses have the potential for shale but the surveyors cautious as ever are including it in their reports. beware .
i advised some southern investors of potential overspend on their part in certain parts of middlesbrough, they did not heed my advice. they got their fingers burnt. property they bought for £40-£45K is now selling, rather not selling even for £15K.

Sorry Tony I don't understand why surveyors are doing this? What is the scam with Shale?
I have not come across this before.
Thanks.

Ashford looks as attractive as it gets in the south. Masses of jobs being created due to Eurostar and fast train link being developed to London.
Government money flooding in.
Few areas that could actually see some price rise. |
|
From looking at this site County Durham appears attractive?

I have just found a property that has been sitting on the market for about 4 months. Desperate seller that will mean I should be able to pick it up at a great price that will give a 6.8% yield. This is Central London so things are changing. |
|
Martin,
Interesting you should mention Ashford as Ajay Ahula (sp?)is mentioning Ashford as a good place to invest both in terms of yield and capital growth potential.
Personally, if investing in the South I think this is a very interesting place to be looking.

Any progress everyone in the quest for investment properties?
I have just read on another forum that Edlington (just outside Doncaster) is an interesting place to be looking because it has been classified as an ABSOS area and thus benefiting from a government funds. |

Yes!
Anywhere!
Seriously you can make money in property anywhere in the Uk at any time and in any market but all depends how much you really want it?
I know investors in all parts of the country, novices and experienced alike and for every person who tells me they can’t find deals in x place I speak to people who have!
It’s so much about attitude and determination and research not about being given hotspots on a plate.
Personally I only invest within around ½ an hour of where I live, always have with the odd exception and I find great deals all the time – both rentals and buy to sells and refurbs. I think it’s just too much like hard work to trawl the country when all the deals I could ever want are right on my doorstep.
With a little research you’d fin out exactly where I am but don’t all rush here – my point isn’t about this area per se its about the country as a whole and your attitude to finding deals.

Lisa

Mostly agree with you here Lisa. I think some market are overvalued at present while others are definately undervalued. I am not touching any areas I consider overvalued as investment just doesn't make sense at this time.
Those areas that I consider overvalued, I just drive by!

I am starting to look in Scotland. I'll report back on this but in the meantime if anyone could share their views that would be great.
