when buying an investment property i always look to see if it will convert into flats, one house i brought over a year ago was the first of this kind and i rented the entire house out at £375pm ive just spent 6K converting it into two 1 bed flats, im now getting £325pm each £650 that £275 more a month.

So worth while and a tip is to always look to see if it will convert as the rental is great. If any one needs advice on house convertions then please e-mail me.

One last tip London is the king of lets as letting probably started off in London so take a look at how they do it and try to mimick, hence, multi lets and house convertions.

Only tip I need is where to find a website that provides you with decent workman. Anyone?

You could try taking up a course at your local college, i recommend joinery and plastering as i think thats where people struggle.

I know of www.fastlet.com. Ajay Ahuja has a service that might suit you!

Places get done up to letting standards and the kit being put in looks good! Its all done to a strict time schedule and is a fixed price for different types of property.

Havent tried it as I havent got a property to do this to, but if you guys have, then its an option.

Personally I can't be bothered and Ill loose money if I concentrate on low level work. My take home is over £500k pa. Work that out an hour and then think do you want to be the workman or the principal!

How old are ya Longlegs if you dont mind me asking, I'm sure you wont mind as you sound like a confident guy! You cant be a sprog, unless you've really done well from the boom over the last few years!

to be honnest Daddy i find you to be very boastfull of you possible success. Everytime you leave a thread you have to tell people how much your worth, why?.

Us guy's are just trying help each other out without boasting of wealth, cars or income.

I find it to most disrespectfull to boast about ones possible success, success we may never know, as far as i know you could be signing on at the local dole.
