I own a 4 bed and a 5 bed flat in this development completed in 2005.

In order to finance a development opportunity I am looking for a quick sale of one of the properties. Manchester University is the biggest university in Europe and is currently financing a massive campus redevelopment. These flats are within 1km of this development and right next to the Manchester Royal Infirmary which is currently being completely rebuilt. These flats offer high end student accommodation and attract wealthy foreign students, postgraduates and medical students who are not prepared to live in a terraced house in Moss Side.
I have owned the flats since the development was built and it is an absolute hassle free investment. I pay a management fee of approx 15% and have received first class service for the last 3 years. The rent has risen year on year, there have been no voids and the properties have been well maintained. Both properties are fully let until Sept 2009 (40 week contracts). I don't know the exact rental income that has been achieved for the forthcoming year as I haven't received the new contracts yet. It is approx £14k for the 4 bed flat and approx £17.5k for the 5 bed flat. I am looking for £240k for the 4 bed and £290k for the 5 bed. You must be in a position to complete quickly.
