I'm planning a development in the South West and need 100% funding, but I can give 100% security. £250K secured by first charge on development property and £50K secured on my home (over £50K in equity), plan to complete development in less than 6 months.

what kind of return does the lender enjoy? have you tried other places - why go direct to another individual? i've not tried zopa (zopa.com or similar) - might this work for you here? you can raise money from lots of individuals this way, to diversify the risk. anyway, hope it goes well for you.
