how do you source your commercial property? have you tried propex / shopproperty?

i've not dabbled in commercial - i heard the prices were falling six months ago (before resi) - is this the case, or just the commercial funds?

John your comments on commercial property were interesting as this is a market I have been monitoring. I am going to start a separate thread to discuss the commercial market.

The properties are not mine personally. They are sourced through various developers in the North of England. Some of them are exclusive to me and some are available through other Property Companies. The difference in buying through me is that I do not charge any fees and am paid direct by the developers - therefore buying direct. I am allowed to use all of the marketing materials provided by the developing companies as they regulate what I do to ensure I am not mis-selling properties...as some companies do!

In terms of commercial, I am finding it is doing really well at the minute especially as Commercial Mortgages are not being hit as hard as residential ones and some excellent deals can still be sourced. The rental returns are also higher than residential meaning that there are no shirtfall in mortgages. I have got some really good deals on the Flexi-Lets that I will be uploading tomorrow (or tonight if I get time!).
