HELP- i have a house where i am looking to convert into 2 2bedroos maisonettes, i have an architect ( totally unhappy with) who has drawn up the plan, i have seen the local planning officer for a pre application consultation- who has looked at the drawings and in pricipal has no objections. I need info regarding things like sound proofing, is it a legal requirement when splitting to do. I`m in the process of speaking the the gas, electricity and water board to also set up a new supply, but did have concerns about changing the deeds as the house is mortgaged and i`m assuming there`s a way around getting the mortgage company to split the deedss from 1 house into 2

Hi Satti, first of all yes you will need to comply with sounds regs and your architect will have made previsions for this in your plans, also wired in smoke alarms with lights will be required. You will need to split gas and elec, however cant see why your splitting the water as your plumber can just spur of the existing tap and you just have the water board put you 2 water meters in and this should save you the cost of a new connection. ref to deeds get your solicitor to draw up the new deeds, then you basically remortgage, the property. i.e. mortgage for upstairs and mortgage for downstairs, all completes on the same day so your existing lender gets all his money at the same time.
