You may have tremendous amount of interest, but that tends to be the investors who havent really thought about it..
I spoke with a guy who bought 4 flats in Manchester 3 or 4 years ago at around £130K each I think it was and he is struggling to rent them out.
Now he is looking at selling them and cant sell them for even that price..he might not even get £115K...
He was one of those that just jumped on the band wagon and bought flats whatever, trying to make a fortune like some have over the years because of the huge rises in Manchester...such as my terraced house.
But there are sooooooo many flats built and soooooo many more being built, they are just sat empty, or are renting out very cheaply.
I would say buy somewhere other than Manchester!

Simon you are right about Manchester but it is the City Centre that is the problem and not the areas around it. I have a flat one mile from the city with no void periods in 3 years and prices higher than when purchased 3 years ago. As an ex-letting agent I knew where and what to buy. Ancoats could be part deemed to be part of the City Centre and a 35 storey tower certainly won't temp me as too many other investors likely to be in the block.
Ultimately ensure you gain impartial advice prior to committing anywhere! |

Yeah, I was talking mainly about City Centre, other areas may be ok, but after seeing so many buildings go up and the asking prices for the nxt lot seem to be coming down, it tells a story in itself.
Glad to hear you have no void periods, good stuff.
Whereabouts is your place out of interest, Hulme or further afield?

Yeah, my brother lives in Hulme, just near the Arch bridge. I do see a lot of flats round that area too, seems every block has lots of "to let" boards up...perhaps they just leave them up as they have many properties within the same block and there is always at least one empty...bit of constant advertising.
Do you own an agency then Rupert?
There seems to be an influx of Asian students around that area I have noticed, they cant be short of a few bob, if their parents can afford to send them here to study;-) Good stuff!
If you are an agent, I dont suppose you know of a good builder you trust to do some work on my terraced house in Rusholme do you? It needs a few things doing and I'm on the look out. Somebody I can trust to do the job while I am away working abroad.

Flat is just off Stretford Road in 2004/5 Bellway development so its v close to your brother.
Used to part owner in Jordans before sale in 2004 to Plc. Now source investment properties for clients and have discounted off plan in selective areas.
Sorry do not have any builders of repute there as not had to use any to date. Best to ask neighbours or check the net.
