There is a property for sale in my area (been for sale for quite some time now) that is non trad construction. I notice today that another prop exactly the same has come onto the market (also non trad) but at a cost of some £30k more. Has anyone experienced non traditional constructions and if so what lenders lend on them? Any info appreciated.

Hi Sharon If you are talking about Pre-fab builds then find out what sort of build type it is i.e Reema,wimpy no fines etc.Appartantely there are quite a few.Ask the agent or vendor but confirm it through the building planning dept(If its ex-local authority).Then ring and ask the lender, they will have a list of ones they will lend on and tell you the ones they won't.They are more than likely to want a full structural survey done.If you fine all this out first then it will save your survey fees if it is a no-no. I know MEX lent on a reema build type that i have with a full structural survey.So good lenders do lend on them. However think hard about the saleabillty of the prop later as people in general are not keen on paying top mv for Pre-fab builds and you may struggle to shift it.Not meaning to sound insulting here as not sure of your level of experience but check that the one that has come on the market at £30k more is also pre-fab as obviously if this is a normal build that will be the difference in price Hope this is of some help or if your weren't talking about pre-fab an intresting read(lol) Regards Damian

Hi, yes the other one is def a non trad as it says in the estate agents particulars, I wouldn't be interested in selling it, just renting it, just thought if bought the other one even cheaper than it is and then re-financed because the other is 30k more I could pocket the difference, just wanted to know of any lenders, but maybe they would only lend a low LTV?
