Hi can any one advise on where is best to sell a student investment property ie a 4 bed flat all ensuite and fully furnished and hopefully fully let till june 08 but due to high number of propertys being let the rent had to be reduced ,,,,property behind leeds uni ,,,also does yields have a big impact on valuation?

Hi Mo, Of course Simon is right: your already at a market place here... As for yields affecting valuation: many schools of thought... if you consider the professional landlord market....answer yes! If you consider a new portfolio, then still yes, but less so IMO, as the new landlord may be inexperienced. If you consider that a family may take the 4b property then yield is meaningless. In the past, with a property in walking distance of Birmingham uni' I managed to sell easily via advertising in the med. school & uni' directly to students... All I did was suggets that they get ther mums & dads to buy it for them! Seriously, it worked even with a nice inflated profit! With long courses and rich parents, its an exceptional investment for their kids as their friends will share the house, pay rent which covers the morgage. At the end of the course they sell, get the capital growth and start a life.... Best wishes with yours! Regards, Malik |
